Checklists
Rental inventory checklist
Updated 19 October 2026
It’s the rental check-in and inventory checklist built into the SiteSnag app. A letting agent or inventory clerk marks it on the phone room by room and photographs anything worth recording, and the results go into the PDF report with the photos. The tenant and the agent can sign on the phone screen before anyone leaves.
Photos do most of the work in an inventory, so take a wide shot of each room as well as close-ups of any marks or damage.

Property address: ______________________________ Date: ____________ Inspected by: ____________________
Entrance / Hallway
Describe the condition of each item in the same few words throughout the report, such as good, fair or poor, so check-in and check-out can be compared line by line.
Living room
Kitchen
Open the oven and fridge and photograph the inside, so there’s a record of how clean they were on the day the tenant moved in.
Bathroom
Look closely at the sealant around the bath and shower, and note any mould with a photo so it’s clear what was there on day one.
Bedroom 1
If the property is furnished, note the condition of each piece of furniture and any stains on the mattress.
Bedroom 2
External
Safety & meters
Test the alarms by pressing the button, photograph each meter with the reading visible, and write down how many of each key you hand over.

Do the inventory on your phone
In SiteSnag each photo becomes an item filed under the room you pick, with as many photos per item as you need, and you can mark them up with arrows, circles and measurements. The app’s terms can be renamed to suit lettings, for example calling a snag an item, and the PDF uses your words with your logo. It all works offline, including in a basement flat with no signal.

Questions
What is the difference between an inventory and a check-in report?
An inventory lists what is in the property and the condition it’s in. A check-in report records the same things on the day the tenant moves in, often with the meter readings and keys, and the tenant signs it. In practice most landlords and agents do both in one visit, which is what this checklist is for.
Should the tenant sign the inventory?
It’s good practice, because a signed and dated report shows the tenant saw it and agreed with it at the start of the tenancy. That helps if the deposit is disputed when they leave.
What if the property has more rooms than the checklist?
Copy a bedroom section for each extra room when you print it. In the SiteSnag app you can build your own checklist with as many rooms as the property needs.
How do I do the check-out?
Go round with the same checklist in the same order and compare each item against the check-in report and its photos. Any difference beyond fair wear and tear is what you would raise against the deposit.
